Buckeye Lake is a split-jurisdiction village, Licking and Fairfield County both, and homes along the dam carry a state review requirement no other town in our service area has. We check the parcel and the dam-adjacency question before we ever draw a plan.
The dam-adjacent review is real and specific to this one stretch of our service area. ODNR treats deeper or wider excavation differently from an ordinary deck footing, and no structure at all is allowed on the dam crest itself, which is state property. None of this is a reason to avoid a deck here, it is a reason to confirm the details with the state park office early rather than after excavation has already started. A village Floodplain Development Permit can also apply near the water, tied to Licking County's floodplain regulations and FEMA flood maps. Buckeye Lake is the one place in our service area where the water, not just the county line, decides how a deck project gets approved. The dam that holds the lake back is a real, regulated structure, and homes along it carry rules no other town here has.
